On Wednesday the 27th of this current January, about Six in the Evening, at the George Inn, in Desborough, in the County of Northampton,

THAT Substantial New Stone-built and Slated MESSUAGE or TENEMENT, very eligibly situated for Business, on the Great Road leading from Market-Harborough to Kettering, &c. and near the Centre of the Town of DESBOROUGH aforesaid, late in the Occupation of Mr. William Ling, deceased;—Comprizing a large light Kitchen, Pantry, Shop and Parlour, on the Ground Floor; with excellent Vaulted Cellaring underneath (in which is a nice little Dairy), a very good Stair-Case leading to three well-proportioned Chambers, and two Roomy Garrets.—A spacious Yard, in which is a Pump, plentifully supplied with Water; Brew-house, Work-Shop, Cow-House, &c. and a pretty Orchard, or Homestead, about Half an Acre adjoining.

A Compact and very Desirable FREEHOLD ESTATE;—Comprizing three Closes of Rich Grazing Land, called the OLDS, in the Lordship of STOKE-ALBANY, in the County of Northampton; containing together about twelve Acres and a Half, Statute Measure, late in the Occupation of Mr. Wm. Ling, deceased. These Closes are well fenced and watered, adjoin each other, and have the peculiar Advantage of each of them opening directly into the Public Road leading from Stoke to Desborough, &c.

This Estate is subject to Tythe, and also a Quit-Rent of 1l. 17s. 6d. per Annum

Feather and Wool Beds, Blankets and Quilts; Dining, Tea, and Dressing Tables; several Sets of Chairs; Deal Screen; Bureau; Thirty-hour Clock; Fire-Range, with almost every Requisite for the Kitchen, Pantry, &c.; Thirty-three Gallon Copper, with Working Vat, and seasoned Wort Tubs and Barrels adapted; Milk Leads, Churns, and other Dairying Utensils. The Fixtures, &c. of a Small Shop, as Counter, Drawers, Shelfing, &c.
